Have you ever walked into a home and thought, "Oh no, this is not at all the open, airy feeling I want! Next!" Oh, ye of little faith. Our clients trusted us to take this closed, dark space in Pacific Heights and transform it into a home ideal for entertaining with light and fresh appeal. In no other space does an open floor plan make so much sense than with these close-quarters spaces. One of the keys to creating a light space that doesn't look sterile is to play up the textures. It's all about the mix! Without a variety of textures and finishes that play off each other, you won't get that luxe, comfortable feel. It all feels just so.....flat. When the walls are white, the furniture becomes a showcase. In this space you will see elegant lines and striking profiles that show off the individuality of each piece but at the same time were specifically selected to play off the other pieces in the room, purposefully selected and combined to form an understated beauty. A variety of wood textures and finishes throughout the space add depth and natural softness. Plush seating with luxurious fabrics invites you to cozy up and relax. Nothing pretentious here, just an understated elegance inviting you to clear your mind and breathe.



Cozy, Homey and Feminine

Point Loma, California

Ah – the beauty of neutrals! This charming bungalow set in historic Point Loma exhibits the perfect blend of textures and subtle earthy accents, mixing the new with the old for a timeless feel. Instead of packing in furniture, this charming, cozy bungalow creates perfect vignettes in defined spaces, playing up the individual character of each piece. The living room incorporates clean, updated lines with a nod to classical elegance, exhibited in the gold and glass coffee table. For a touch of whimsy, a classic Maurice Renoma ottoman brings lighthearted humor to the fireplace area. The dining room has a classic, old world feel, brought to life with the chandelier and wooden armless chairs . These are weighted on each side of the table with elegantly appointed wing chairs, helping to make the space feel a little more grounded and transitional - elegant but not fussy or too light. With so much wood on display with the table and chairs, these wing chairs help give it a welcoming, softer feel. Ah, the kitchen, the heart of the home! This kitchen, with its white cabinetry and black accents highlights the essence of charm. The very focal, overscaled lantern above the island centers the weight of the room adding a cozy feel without feeling too heavy. The key player in this space is the vintage French sideboard in the back of the room by the door. This well placed piece is essential in adding much needed warmth and character; without it, the room would risk feeling sterile. Never, underestimate the power of wood. It’s warmth and softness is absolutely essential, especially in a predominately white room.

They say a picture is worth a thousand words. Have to say we agree with that. This stunning home with its breathtaking views was designed to bring the outside in, and oh what an outside to bring in! With awe-inspiring coastal views, this is Southern California living at its finest. Large windows and a symphony of sliding doors turn this home into an open-air oasis. The goal was an entertaining dream home designed for intimate or large gatherings. The sweeping beams that span the house add architectural interest referencing the classic beach bungalow but are juxtaposed with modern architectural lines to create a timeless, effortless beauty. Rich hues of blues, woods, whites and organic elements create a soothing color palate enhancing the congruity of the ocean and surrounding natural wonder. This house simply invites you to enjoy the outdoors, and with an exterior as inviting as this, who could not partake in what these luxurious details have to offer? Pull up a chaise, a glass of something soothing, and your sunglasses….Some things are worth savoring.

Lights, action, stage is set! There’s something to be said about staging a home, it shows potential buyers how a home can feel without adding too much of a personal touch. The key is helping them to envision living in the space… accenting all the right features and highlighting all the individual, unique elements it has to offer. This home, with its dramatic lighting, soothing palette and eclectic flair is far from typical. The open-air kitchen is the “piece de resistance!” mixing metals, textures, finishes and adding a touch of the unexpected in the wood detail leading up to the radiant white, wooden ceiling. Unexpected light fixtures made a grand statement, from the classic gooseneck pendants on the perimeter, the over scale floor lamps in the living room and the incredibly unique, hand crafted statement piece that is the island fixture. This touch of modern helps keep the room feeling light and current, complementing all the finishes in the space with its out-of-the-box charm. One of the many perks of Southern California living is our ability to spend time outdoors year round, and we love for our homes to feel like the outdoors can be just as inviting as the inside. With an exceptional pool, multi-tiered back yard lounging decks and a cozy firepit, this yard, with its open, free-flowing connection to the interior, fits the ticket. Unique pieces selected to play up the chic interior are reflected in each of the rooms, giving a sense of how the space could be fashioned. When the bones are this special, shouldn’t the furniture and accessories match its suave appeal? We think so. There’s nothing worse than a spectacular home that falls flat with predictable design… expect the unexpected and incorporate the classic with unique. It’s a recipe for success in our cookbook.



New Coastal Traditional

Carlsbad, California

This home immediately makes you want to take a load off and unwind. With its eclectic mix of styles and over-abundance of textures and patterns it just begs you to, well, live in it. Muted greens and golds, accents of grey and neutrals galore lend a soft appeal to this mix of pattern, keeping it all cohesive with its color scheme. Without this color story throughout the home, it would feel overwhelming and a bit detached. Its important to remember that when designing a home, each room can be unique, but the overall picture needs to remain consistent throughout and palettes are just one way to tie it all together, otherwise a home feels too segmented. Mixing woods and styles is perfectly okay, this home is the perfect showcase of how painted woods and natural woods can co-exist in a home. Sometimes, when all the finishes are exactly the same it gives the space a “I bought this as a matching set” feel, Yuck. One of the keys to great design is its timeless appeal, we find when a room looks “collected” and well thought out, its lends just the right amount of character



Historical Coastal Retreat

Del Mar, California

Set in the heart of historic Del Mar, this home is a prime example of how classic elements mix with the new for a refreshing transitional blend, all the while maintaining its exceptionally warm character. Earthy tones compliment natural woods, blends of textures and subtle patterns in each of the rooms in this handsome home. Not too feminine and not too masculine, its the perfect mix of style and character, lending homage to its historical roots but still maintaining an updated grace. When you have a historical home it's extremely important that you incorporate more contemporary pieces, and certainly don't be afraid of scale! If you have small rooms do not furnish with small furniture! The result will feel a little like a doll house if you do so. This home, as you can see, is absolutely inviting and cozy!



Dining in Style

Coronado, California

As Virginia Woolf one said, "One cannot think well, love well, sleep well, if one has not dined well." Virginia - we agree! Restaurants are such an incredible showcase these days for great style. This delicious restaurant needed a little extra something to showcase its superb menu, and the right style was just the thing. With its wall of mirrors to help the space feel open and light, to its beautifully detailed gold built-in cabinetry, its understated elegance is not to be overlooked. Bold fabric is the perfect complement to the feminine lines seen throughout the space, and strikes a balance with its representation on both the banquettes as well as the upholstered chairs. Who doesn't love a big, bold stripe on a banquette to create dramatic flair! Let's also not forget about the one thing that often steals the show... lighting. Lighting stands out as becoming something that can immediately date a space, or at the same create something really special and unique. Especially in a restaurant, ambiance is key. With its drippy elegant sconces to it's bold starburst chandeliers, it updates the mood almost immediately with it's funky charm. A "bon" room for "bon appetite!"



Rustic, Cozy Equestrian

Olivenhain, California

Ahhhh! Pattern, pattern, pattern! This is how you add pattern! Everywhere you look you'll see a happy marriage of color, shape and texture combined with unbelievable found objects and fabulous art. It all comes together to create this incredible eclectic mash up of a divine space. With its large open rooms, high ceilings and bold use of stone, this home could have felt cold and empty. By combining the right fabrics with the right pieces, it fills the space and adds warmth to the mix. This home is also a wonderful showcase for blended woods, both in color and in style... we beg of you, don't be afraid to mix woods and style! It's what keeps it looking specifically collected and chosen for a purpose, bought with intent, not as a set. This home, with its dark woods and leather could have easily looked too heavy, but with the style of the home itself, combined with the lightness and playfulness of some of the fabrics, and a well spaced floorplan that allows the rooms to breathe, the result is a warm, inviting equestrian retreat.
